Listings Management

Situation

A midsized owner has numerous rental buildings in several NYC boroughs; both affordable and luxury housing. Some months there is significant availability – other months there is little or none. The owner wishes to increase deal flow and pre-lease all units.

Solution

Online Marketing Group formulated a plan to market each apartment in a way that maximizes response for the lowest possible cost. The plan included:

  • Weekly, sometimes daily communication with leasing staff to determine which units have been rented, new pricing; which units need a special push.
  • Create listings that are robust; great photos, floorplan, description of apartment, building/amenities, neighborhood, etc.
  • Syndicate (distribute) listings onto real estate websites that send leads directly to owner. Websites are chosen based on home type (i.e. 2BR listings on sites that perform well with families or shares).
  • When appropriate, coordinate listings with advertising, such as search engines, banner, tile, buttons, etc. Media is chosen based on demographics of target tenant.

Impact

Dramatic increase in deal flow, as a result of dramatic increase in response:

  • email/contact forms from prospects

Website Development

Situation

An owner has half a dozen buildings in Brooklyn, averaging 75 units each. A couple of the buildings have a basic website – the others have no website at all. The problem is that the sites don’t show current availability. Nor are the sites connected, so each one has its own “back end”.

Also, the sites are mostly informational and could do a better job of selling the apartments, building & neighborhood. Lastly, the idea of creating a site for every building makes no sense, due to the cost.

Solution

Online Marketing Group provided a centralized system single “dashboard” to control all of the sites at once, easy enough for any non technical person to maintain. Each building has its own website address and unique look & feel. If a new website is needed in the future, the back end is already done, cutting costs by 50% or more.

Impact

More leads are generated from the websites, and “maintenance” costs have been reduced to almost zero, since the site is maintained by company non-tech staff. All availabilities are published on the building websites in real time. And with the click of a mouse, all listings can be syndicated to 15 real estate websites to insure a steady flow of leads.

Online Visibility

Situation

A NYC developer owns a variety of buildings, including residential, commercial & retail. With people increasingly going online to search for real estate, the developer is at a disadvantage because he doesn’t “come up” online.

Solution

OMG provided an ONLINE VISIBILITY campaign, with the goal of generating leads directly to the owner. The idea is that to be visible online, you need to be everywhere people might find you. Free real estate directories, search engines and facebook, to start. Plus, listings and banner ads on the real estate websites that truly deliver results. All activity was tracked to measure performance.

Impact

150% increase in website traffic, phone calls and email inquiries. This has led to a tremendous increase in deal flow, with a large percentage of deals coming “direct” allowing the developer to avoid paying broker commissions.
